New Construction vs. an Updated Existing Home in Minden: What Are You Really Getting for Your Money?

If you’ve been shopping for a home in Minden lately, you’ve probably noticed something we haven’t always had a lot of around here—new construction.

And I love seeing new homes being built in our community. New construction can be a great option for the right buyer. But when you’re comparing a brand-new home to an existing home at a similar price point, there’s more to consider than just the year it was built.

One of my current listings at 1383 Evergreen in Minden, Nebraska is a really good example.

Built in 2010, this ranch-style home isn’t “new construction,” but the current owners have put a tremendous amount of work into bringing it back to life and making it move-in ready.

Since purchasing the property, they’ve updated nearly every space with fresh interior paint, new flooring throughout most of the home, refinished cabinetry and interior doors, crown molding, updated lighting, and plenty of finishing touches.

But here's where the comparison gets interesting.

Don't Forget About the Space You're Getting

When you're comparing homes, don't stop at the main-floor square footage.

1383 Evergreen offers approximately 1,430 square feet on the main level plus approximately 1,354 square feet of finished basement space.

That basement includes two additional bedrooms, a full bathroom, and a large family/recreation room with a tongue-and-groove wood ceiling.

That's usable space that's already finished.

With new construction, buyers need to pay attention to whether the basement is finished and, if it isn't, what it may cost to finish later. A lower advertised price can look very different once you start adding the things you actually want.

Then There's the Yard

This is probably one of the biggest things I encourage buyers to think about when they're comparing new construction to an established home.

With an existing home, you may already have things that take years—and money—to recreate.

At Evergreen, the yard is already established with mature trees, underground sprinklers, a covered deck, raised garden beds, a powered storage shed, and a water feature.

You aren't starting with a blank yard and waiting years for little trees to provide shade.

That may or may not matter to you. But it absolutely has value.

New Doesn't Automatically Mean Better—and Existing Doesn't Automatically Mean Cheaper

There are advantages to both.

Some buyers love the idea of being the very first person to live in a home. They want the newest finishes, newer systems, and the ability to personalize things from the beginning.

Others would rather have more finished square footage, established landscaping, mature trees, window treatments, storage, outdoor living spaces, and other improvements already in place.

Neither choice is wrong.

The important part is making an apples-to-apples comparison instead of looking only at the list price or year built.

Ask yourself:

  • How much finished living space am I actually getting?
  • Is the basement finished?
  • What will landscaping and underground sprinklers cost?
  • Is there already a deck or patio?
  • Are window coverings included?
  • Is there additional storage?
  • What improvements will I want to make immediately after moving in?
  • And what will all of those things cost me after closing?

Sometimes the home that initially looks more expensive can actually offer more for the money once you start adding everything up.
